Teardown
to Final Grade.
Six scopes, one crew, one number. We hand the next trade a site that is ready to build on.

Demolition &
Site Prep
Structure demolition, outbuildings, flatwork, and vegetation removal on tight residential lots. Utility disconnects verified, debris sorted and hauled, erosion control set before the first machine turns dirt.
Excavation &
Dirt Movement
Mass excavation, basement and foundation digs, benched and shored cuts, site balancing, import and export, backfill, and compaction to spec.

Utilities &
Underground
Side sewer, storm, water, and dry utility trenching. Footing drains, detention and infiltration systems, bedding and backfill, coordinated with the foundation crew so nothing gets dug twice.
Grading &
Handoff
Rough grade, subgrade prep, structural fill, proof rolls, and finish grade. Site left clean, staked, and documented so the next trade starts on day one instead of day four.

Seattle City Light
Transformer Vaults
Subterranean transformer vaults built to Seattle City Light standard — excavation and shoring, structural slab and walls, roof and access hatches, duct bank and conduit stub-outs, dewatering and waterproofing, then backfill and street restoration. Coordinated through SCL review and inspection all the way to energization.
Fire Main &
Booster Pumps
Fire main extension from the street into the building and the in-building emergency booster pump station that feeds it — tap and vault, backflow assembly, housekeeping pad, pump and controller set, riser and standpipe tie-in, power and monitoring. Hydro tested and witnessed for Seattle Fire Department acceptance.
